Most roofs are replaced before they need to be — yours doesn't have to be. Scheduled inspections, drainage clearing, small repairs and a written condition report after every visit. 92% of the 15-year roofs we installed in 2001–2006 are still in service.
What a maintenance visit covers
Twice a year, before and after the hard weather.
We typically do our bi-annual inspections in the fall and spring — before rainy season starts, and before it starts snowing. Annual inspections also available.

Walk and photograph
Every drain, curb, seam, flashing and penetration. Photos are compared visit to visit.
- Step 2
Clear drainage
Drains, scuppers and gutters cleared. The less ponding water, the better.
- Step 3
Small repairs on the spot
Open seams, loose flashing and minor punctures fixed during the visit, not quoted for later.
- Step 4
Written condition report
Rating, photos, what we fixed, what to watch, and a recommendation: maintain, repair or plan replacement.

A maintenance program costs a fraction of a replacement per year and defers the replacement itself — often by a decade. It also keeps manufacturer warranties valid, which usually require documented upkeep.

Commercial Roof Maintenance Questions
How often should a commercial roof be inspected?
We recommend roofs on a maintenance plan to be inspected twice a year, in the spring and fall. Annual inspections are also common.
Will maintenance keep my warranty valid?
Most manufacturer warranties require documented periodic maintenance. Our condition reports are written to satisfy those terms.
Can you maintain a roof you didn't install?
Yes. We maintain Duro-Last, other single-ply, EPDM, modified bitumen and metal roofs regardless of installer.
